We recommend a Tenant should research the property and the local area before making a decision to let a property in case information comes to light that affects your decision to choose that property. Google Maps, local planning applications, local news articles/folklore etc.
Each adult must complete an application form for referencing purposes. Personal identification and proof of residency are required. A guarantor may be necessary to satisfy the referencing agency so that the Landlord qualifies for rent and legal protection guarantee on his tenancy. Full terms are explained in our advance holding payment form – prior to us taking any money from you.
As an agency we do accept tenants in receipt of housing benefit however not all Landlords will accept this situation, perhaps due to buildings insurance or mortgage restrictions.
Upon commencement of the minimum six months assured shorthold tenancy agreement - we require the first months rent plus property deposit plus relevant tenancy administration fees to be paid in cleared funds prior to the signing of the contracts. A full financial breakdown is provided when you pay the advance holding payment. If any alterations need to be made to the financial requirements during the referencing procedure these are fully explained and confirmed in writing, prior to the commencement of the tenancy.
Once you are a managed Tenant with Easylet you will be given an out of hours emergency contact number. You will also be provided with contact details for each member of the Easylet staff, so that you are fully aware who to talk to regarding any queries you may ever have.
